CALL TO ORDER AND OPENING PRAYER
Chairman Lanpher called the meeting to order at 8:45 AM and Ted Rodgers
offered the opening prayer.
ANNOUNCEMENTS:
The Chair reminded all Court Representatives that the Resident Status
Hurricane Survey should be completed and returned to Bob Southern at an
early date if not done so.
We have not as yet reached our goal established for the Employee
Christmas Gift campaign. The Chair asked the Court
Representatives to please encourage the monthly contributions for this
project.

APPROVAL OF MINUTES OF MAY 5, 2010, RESIDENTS' COUNCIL MEETING AND
APPROVAL OF AGENDA FOR TODAY
On motion duly made, seconded, and unanimously passed, the Minutes of
May 5, 2010, were approved as submitted.
The Proposed Agenda for the Residents Council for June 2, 2010, was
distributed to each Court Representative present, and was approved on
motion duly made, seconded, and unanimously passed.
STAFF REMARKS
PETER DYS
Mr. Dys reported on the following item:
Hurricane Planning: Please submit survey to Bob Southern as soon
as possible. Next year the format of the survey will be revamped
after consultation with Court Representatives.
A lot of effort is put into the planning in the event of a hurricane by
council members and residents working with management
staff. We take this matter very seriously and are prepared
for the multi-faceted processes which occur when a hurricane
threatens. We hope we will not have to use the shelter, but if we
do, we want to be prepared. Mr. Dys asked Court Representatives
and residents to follow management's lead. That is the best help they
can get. A lot of effort has been put into this planning,
and there are many times when management has to make critical
decisions. We are hopeful that residents will not be resisting us and
will follow those decisions quickly. There are specific things
everyone must do and we hope our directions will be followed and things
will go very smoothly. The shelter has been cleaned and we are
all ready to go.
Pavilion and Pavilion Administration Building: Our campaign goal
is $1,500,000 and to date we have received $1,318,753 in pledges and
cash, leaving a balance of $181,247. Fifty-three percent (53%) of
our residents have participated. We will keep that goal in front
of us throughout the summer. To keep residents updated, there
will be charts and information appearing in the Shell Point Life and on
Shell Point Television from a construction standpoint. In
the fall we hope to wrap it up. We have about $64,000 of our
$100,000 goal for equipment, leaving $40,000 of our goal. We are
very confident and very grateful for all of these funds which have been
contributed..
The construction is proceeding and moving along. Within the next
couple weeks you will be seeing some more aggressive activity. By
the end of next week we will be pouring the floor for the Rehab
building and from there onto the Administration building. From
there constructing both buildings will be done simultaneously.
Right now on the Rehab building they are digging the elevator pits and
the pool pit and other projects that go with that. When that work
has been completed, we will begin to see construction above the
fence. These projects are still planned to be completed by the
end of this year/beginning of next year and will be available for use
in the first quarter of 2011.
Feedback on previously asked questions:
¥ Trimming flowers in the area of
the Bank building and the Administration building: This is
routine maintenance regularly scheduled to be completed. This
matter has been addressed and the flowers have been trimmed.
The trees by the lagoon are due for maintenance and will be completed
this or next week. This procedure will be dramatic; it shaves
them considerably. The trees will come back. We are not
killing the trees.
¥ Security for Bicycles: Rob Boyd,
Manager of Security, is working on these issues.
Residents will continue to see refinement through our Security
department. Security will be more aggressive in stopping
bicycles, especially those they do not recognize when coming in,
indicating that they are welcome. They will ask their names and make
sure they know not to ride their bicycles on our sidewalks. If
that does not work, there are a few additional things we will be doing,
including having patrollers who will be watching bicyclists during
their patrols and keep a better eye on things. If that does not
work, bicycle instructions sheets outlining what Shell Point expects
from them will be distributed to all those bicyclists. If that
does not work, they will prohibit those individuals from coming onto
the Island. Finally, if that does not work, we will prohibit all
bicycles and that is the last thing management would like to see
happen. This is an issue we would prefer to avoid. Security
will do the foregoing with kindness and yet will be firm.
Please remember these conditions apply to all residents and their
guests.
¥ Dishwashers Issues:
We have 1200 dishwashers and at any point in time there is one or two
not working with typical problems. Some of the calls concern hard
water which leaves spots. "Jet Dry" will take care of that.
The issue here is that dishes are not getting clean. There are
some dishwasher soaps that are made with peanut shells which causes the
hard water to create corrosion around the drains and spray
valves. Problems may be caused as a result of either the type of
or too much dishwasher detergent being used. There is a product
called "Dishwasher Magic" that you can purchase at any grocery store
that cleans and sanitizes your dishwasher. That seems to resolve
the problem in 90% of the cases. If it does not solve the
problem, call 454-2190 and they will come and see what the problem
might be.
¥ Window Washing: As noted
in the Residents' Manual, window washing is scheduled on a periodic
basis which is done annually. This schedule has fallen behind
somewhat this year because of the bad weather which we have had the
first few months of this year and had an adverse affect on our
schedule. We are pleased with our crew and they are working very
hard to get caught up with the schedule. Eagles Preserve,
the Garden apartments, Harbor Court, and Sundial have been
completed. The mid-rise apartments are scheduled for next week
and they will be followed by the Woodlands and Palm Acres. They
are pretty well on time and will get caught up shortly. Please
refer to the Residents' Manual for the plan for window cleaning. If
residents have any questions about that, call Paul Yacovitch, Facility
Operations Manager (454-2275) who has been in that position for almost
ten years handling this issue and he will be happy to address any
questions that may arise.
There are some building audits scheduled for the very near future and
if there are issues, the Court Representatives can address them at that
time.
¥ Arbor Moss: This issue
will be monitored on a regular basis and action taken as necessary.
The Residents' Quarterly Meeting will be held Thursday, June 3 at 2:45
PM. Mr. Dys stated he would take any questions today from Court
Representatives.
Mr. Russel Peters inquired about visitors and guests of residents who
might be at Shell Point in the event of a hurricane and accommodation
at the Shell Point hurricane shelter for these folks. Mr. Dys responded
that if we reach the stage where we have to make a move, we always try
to address that through the Resident Council Court Representatives. If
the visitor can be diverted, that is the most practical solution.
We do not want to have any more stay in the shelter than
necessary. However, if a guest has been visiting for several days
and the situation arises, management will do its best to accommodate a
visitor . Shell Point is not a repository for
all friends and relatives during a hurricane. It is an issue we
have had to address because a resident has relatives living in and
around the Fort Myers area and they all want to come to our
shelter. We try to address each situation individually and
we will do our best to accommodate specific visitors.
We really do depend on the Court Representatives in a hurricane
situation. We get together, lay out plans, specifically address
issues and unique situations that are going on in each building and
figure out how management can address such issues and, if necessary,
get staff there to assist. It is extremely beneficial for Shell
Point Management to rely on the Court Representatives as the eyes and
ears of their courts. Management will try to provide all the
tools and assistance necessary if, and when, such an event should
occur. In the past when management has had to make
those unusual moves, all has gone as smoothly as one could make it.
STEVE MINNIEAR
Currently King's Crown occupancy is strong: 117 units occupied
out of 120; Arbor occupancy is strong with 129 units occupied out of
130. Both of those facilities are ahead of their budgets.
The Pavilion has 197 occupants; 34 Medicare. Things are busy and we are
hustling.
The Pavilion is in its second day of its "follow-up" survey which
always occurs 30-45 days after the Annual Survey. The surveyors
come back to insure that we have completed our planned corrections for
the deficiencies which they found during their initial survey.
Sherry Brown indicated that the two surveyors said things are going
fine and they should be done today. (Added note: Follow-up
successfully completed 6/2).
Mr. Minniear had mentioned last month the potential physicians'
reimbursement cuts of 21.2% which might be occurring to the Medicare
billing system. There was a good deal about Congress granting an
extension, as has happened in the past. The good news is that the
House has passed extensions to 2012, however the Senate will not vote
until after June 7th.
Mr. Minniear then distributed the Morning Assurance Reports to the
Court Representatives.
REPORTS OF THE REPRESENTATIVES OF COURTS, KING'S CROWN, ARBOR AND
PAVILION
1. Bill Staples submitted a copy of the Larsen Pavilion Resident
Council Meeting, Notes for May 6, 2010, a copy of which is attached to
these Minutes.
2. Condition of Trees at the Oakmont Building: These
trees in the Atrium at Oakmont are not looking very healthy. They
are growing very tall. Mr. Dys will check regarding these
trees. The condition of the unhealthy trees could possibly due to
the weather conditions.
Of more prominent concern have been the trees in the promenade outside
Oakmont and Rosemont, down toward the main driveway. There are a
number of trees there that are struggling and the team has been
watching them very carefully. Three or four of those trees do not
look like they are going to come back. There is a plan to take
out six to eight trees in that area and then some smaller trees as
well. They will be replaced with Royal Palm trees from the Shell
Point nursery. This project is scheduled to be completed in the next
several weeks.
Mr. Maass reported that the palm trees were looking dead, but they
seemed to come back. Now they look like they are dying
again. Mr. Dys will check with Steve Morton and will ask him to
report to Court Representatives of the buildings. The trees are
not being ignored and are being closely monitored by our staff.
3. The Crystal Dining Room will be closed from August 9
-30th. Mr. Slickers will extend the Meal Plans to cover
those three weeks of the Crystal Dining Room being closed.
OLD BUSINESS - There was no old business to be brought before the
meeting.
NEW BUSINESS
On motion duly made, seconded and unanimously passed Shell Point
Residents' Council will be adjourned during July and August.
SUGGESTIONS FOR THE GOOD OF SHELL POINT.
There were no suggestions for the good of Shell Point.
NEXT MEETING DATE
Since there will be no Council meetings held during July and August,
the next meeting of Shell Point Residents' Council will be held
Wednesday, September 1, 2010, at 8:45 AM in the Social Center on the
Island.
CLOSING PRAYER AND ADJOURNMENT
The closing prayer was given by Ted Rodgers the meeting was adjourned
at 9:20 AM.
